We are proud to see that Cosway Street has been shortlisted for the RIBA London Awards 2025.
Cosway Street forms part of Westminster City Council’s Church Street masterplan. The private housing provides a significant dowry to fund the social, economic, and cultural aspirations of the wider scale masterplan transformation.
The fluted façade motif, inspired by the neighbouring Grade II* listed Christ Church and surrounding Victorian mansion blocks, is repeated at various scales to create a distinctive design that ripples with visual interest whilst being clearly rooted in its context. The facades were constructed offsite using precast components faced with brick Eight panels were installed daily to significantly reduce build time and on-site disruption to the neighbourhood.
The development provides a range of apartment sizes arranged around a new communal courtyard garden. The dwellings are designed to be open-plan with generous living, dining and kitchen areas flowing around recessed balconies with secondary openings from balconies onto bedrooms. A green roof complements the scheme’s design and enhances local biodiversity whilst also incorporating an extensive PV array to maximise on-site energy generation.
A cantilevered piling solution was designed to meet the requirements of the no-build offsets from the Bakerloo line tunnel, whilst the whole building sits on anti-vibration pads, mitigating the rumble from passing trains.
